Traffic Impact Assessment is usually required during the process of applying for new development and re-development projects to examine the implication on the road network nearby and the capacity of the road network to support such the scale of the development, since traffic will be attracted and generated by the development. Mannings (Asia) Consultants Ltd has undertaken a traffic impact assessment study for both public and private developments for different purposes such as Section 16 Application in the cases of planning permission application or relaxation of plot ratio and Section 12 Application in the cases of rezoning.
We were required to examine the existing and future traffic and transport problems due to the proposed development/redevelopment, to ascertain the effects of the proposed development/redevelopment on the traffic infrastructure and transport provision within the neighbourhood of the site under study, and to recommend necessary enhancement, improvements and mitigation measures to the local traffic and public transport system.
The objectives of our TIA are to assess the traffic and transport impacts of the proposed development/redevelopment on the transport infrastructure/networks, to assess the adequacy of the capacity of the existing and planned transport system, to identify problematic areas, to assess the possible improvements or enhancement of the road network, which will contribute to the feasibility of higher plot ratio or flat production, to propose traffic improvement schemes or new infrastructure schemes to alleviate such traffic impacts, to make recommendations concerning public transport services, pedestrian/cyclist facilities, parking provision, loading/unloading facilities, and access arrangement where applicable and to liaise with government departments for reaching their agreement.
Apart from the necessary technical submission for the applications, we provided advice from a traffic point of view for our client such as conducting sensitivity tests for optimizing the plot ratio while minimizing the scale of mitigation measures and seeking approval from the government department in regard to the provision of site access.
